ESTABLISHING THE LIST PRICEHERE ARE THE FACTS:• Price and condition are the two major factors that impact the sale of your home. No amount of advertising and marketing will sell a home for more than it's worth.• Ensuring your home looks its very best for every showing, means you not only impress a potential buyer, but the agents who bring in multiple potential buyers. A home that is priced right, looks great and is easy to show will have the most activity.• Timing is everything! Your best chance of receiving the highest price for you home comes within the first 30 days on the market.• An overpriced home will not be seen. Typically a home that does not have 10 or more showings withing the first 21 days is overpriced by 10% or more.• Showings but no oers. If you have 10 or more showings but no oers, that typically means your home is at least 5% overpriced.• Pricing to meet the market shows you are motivated not desperate. The idea that "trying" at a higher price means you might actually receive a higher price is a fallacy. Overpriced listings remain on the market longer . How available will your home be for showings? Will you permit a lawn sign and a lockbox? Will you allow for Broker's Open Houses and Public Open Houses? The more accessible your home is to other realtors, the more showings and the greater the opportunity for the right buyer.2. Is your home "show-ready"? Neat, clean and tidy - of course, but there may be a few things you have not considered. Does your home possess "curb appeal"? If you have pets, where will they go during showings? How have your pets impacted the overall look and smell of your home?3. Does your home welcome a wide array of furnishings and lifestyles? Naturally, it is important to remove as many personal items as possible and de-clutter as much as you can. But you may need to go a step further. Remember, everyone's tastes are dierent so your home needs to be a blank canvas where buyers feel their furnishings and artwork will fit in nicely. 4. Repairs and renovations - how much is necessary? Some repairs and/or renovations are absolutely necessary, some are optional. The question is always, will you get back what you have invested in the sale price and/or time on the market? Major renovations, like kitchens and baths may or may not be worth the time, money and eort. As your realtor, it is my job to let you know the pluses and minuses of all you might do in your home so you can make an informed decision.5. Will your home stand up to a home inspection? It may seem early to discuss this, but when your home goes under contract, most buyers are going to want to have a home inspection. You are required to disclose any issues you know about at the start, but you will need to be prepared should a home inspection reveal any surprises. 6. Have you decided where you will go once your home is sold? Once your home enters the market, things will move quickly. Sometimes a home sells right away and sometime it may take a while. Are you prepared to move if you home sells quickly? If you have another home you want to move into, are you prepared if your home does not sell right away?8

Done right, an open house can be worth all the eort. That's my job and here's how it's done.PLAN• We will schedule a date that allows you to leave the home before and during the open house. If you are home, it will inhibit potential buyers, making them want to leave quickly.• Scheduling multiple open houses on the same day tends to increase traic for everyone.PROMOTE• Using the signs & riders and websites we will announce the open house.• We contact our prospects and colleagues through an E-Mail Blast.• Social media is used to promote an open house.PREPARE• Make sure the house is in shape for showing. Everything picked up and tidy to ensure a great impression. Preparing a batch of cookies isn’t a bad idea. I will work with the buyer's agent on your behalf to negotiate the best price and terms for the contract. Providing you will all the information you need and with may knowledge and experience, you will feel confident you can make the decision that is right for you.2. It is important you have an attorney who is familiar with the Real Estate process and can eectively manage your interests all the way to closing.3. You are not alone. It is my job to help ensure that the buyers have been vetted and properly positioned to close on your home. They will have provided proof of their ability to obtain the funds / mortagage and have made the initial payments to be held by your attorney in ESCROW.4. e Home Inspection. In most cases the buyer(s) will want to have a home inspection done. Since we have discussed this before you listed your home, you should be reasonably prepared for the process. I will attend the inspection and discuss any issues with the buyers' agent. Additional negotiations may be necessary at this point and, again, I will make sure you have all the information and options available to make the decision that is right for you. 5. Preparing to move. We will have already discussed your plans with regard to where you will be moving and your timing. As a professional, I have a full roster of contacts for helping you prepare for your next move.6. Closing. Before closing there are certain items such as smoke detectors, water tests (if necessary) and certificates of occupany that the state and/or your town may require. I stay well informed about what you will need to have completed before you can turn over the keys. 7. e day of closing. This should be a pleasant experience free of destractions and issues. Although something unforeseen can occur, it is my job to try to make the process go as smoothly as possible.17
